Günümüzde inşaat sektörü, Türkiye’nin lokomotif sektörü olarak nitelendirilmektedir. Söz konusu durumda etkili olan unsurlardan biri, sektörün bir alt kolu niteliğinde olan konut sektöründe son yıllarda yaşanan üretim artışıdır. Yükselen konut fiyatları, konut yatırımlarının görece kısa geri dönüş süreleri, sektöre girişte standardizasyon olmaması gibi sebepler konut üretimini cazip hale getirmiştir. Bu bağlamda, faaliyet konuları konut üretimi olmayan firmaların da bankalardan sağladıkları finansmanı, ilişkisiz çeşitlendirme stratejisi çerçevesinde konut yatırımlarında değerlendirdikleri belirtilmektedir. Bu çalışmanın amacı, seçilen bazı sektörlerin temin ettikleri krediler ile konut yatırımları arasındaki uzun dönemli ilişkinin araştırılmasıdır. Türkiye’nin 2005-2015 arası aylık verilerinin kullanıldığı analiz sonucunda sektörel krediler ile yapı ruhsatı değişkenlerinin eşbütünleşik olduğu ve sektörel kredilerden yapı ruhsatına doğru nedensellik ilişkisinin olduğu sonucuna varılmıştır. Dolayısıyla Türkiye’de, konut üretimi dışındaki sektörlerde faaliyet gösteren firmaların ilişkisiz çeşitlendirme stratejileri kapsamında konut yatırımlarına yöneldikleri ortaya konulmuştur.
Today, the construction sector is called the locomotive sector of Turkey. One of the elements that are effective in this case is the increase in production in the last years in the housing sector, which is a underarm of the sector. The rise in housing prices, the relatively short return periods of housing investments, the lack of standardization in the entrance to the sector have made housing production attractive. In this context, the activities subjects are not housing companies, and the financing they provide from the banks, in the framework of the non-related diversification strategy, are assessed in housing investments. The aim of this study is to investigate the long-term relationship between the loans that some selected sectors provide and housing investments. The analysis of the monthly data used by Turkey between 2005 and 2015 has concluded that the variables of sectoral loans and building permits are harmonised and that the causality relationship between sectoral loans and building permits is correct. Therefore, in Turkey, it has been revealed that companies operating in sectors outside the housing production are oriented to housing investments within the framework of non-related diversification strategies.
