Kira sözleşmeleri, ülkemizde her zaman güncelliğini koruyan bir konudur. Şehirleşme ile artan konut ihtiyacı, kira sözleşmelerinden kaynaklanan problemlerin artmasına yol açmıştır.Bu sebeple hukukumuzda kira konusunda pek çok düzenleme yapılmıştır. Yapılan düzenlemeler genellikle kiracıyı korumaya yönelik olsa da, çoğu zaman tatmin edici bulunmamaktadır. Kira sözleşmelerinden kaynaklanan ihtilaflar hukukumuzda, Borçlar Kanunu, 6570 sayılı Gayrimenkul Kiraları Hakkında Kanun ve Yargıtay içtihatları ile oluşan uygulamalar çerçevesinde çözüme kavuşturulmaktadır.Borçlar Kanunu Tasarısı, kira sözleşmeleri konusunda çeşitli değişiklikler içermektedir. Söz konusu değişiklikler kapsam itibariyle son derece geniş olduğundan çalışmamız sadece kira sözleşmesinin sona ermeye ilişkin hükümleriyle sınırlandırılmıştır. Bu çerçevede sona erme hükümleri, mevcut kanunlar ve tasandaki hükümlerle karşılaştırılarak değerlendirilmiştir.
