Devre Mülk/Tatil Sisteminde Karşılaşılan Yönetsel Sorunlar: Afyonkarahisar Örneği

Devre mülk sistemi uluslararası turizm pazarında en yeni ve hızlı gelişen sektörlerden birisidir. Son yıllarda ise birçok insan otelde konaklamaya alternatif olarak devre mülk satın almayı tercih etmeye başlamıştır. Bu araştırmanın amacı, devre mülk sistemlerinin yöneticiler tarafından nasıl değerlendirildiğini saptamak ve sistemin işleyişinde karşılaşılan yönetsel sorunları tespit etmektir. Bu amaca yönelik olarak, Afyonkarahisar’da faaliyet gösteren 6 adet devre mülk/tatil tesisi yönetici ve/veya sahipleri ile derinlemesine mülakat yapılmıştır. Manuel olarak yapılan değerlendirmelerde betimsel analiz tekniği kullanılarak katılımcıların söylemlerine yönelik en belirgin alıntılara yer verilmiştir. Elde edilen sonuçlara göre, işletmelerin en çok insan kaynaklarına ilişkin ve pazarlama-satış kaynaklı, en az da sözleşmeden kaynaklı sorunlarla karşı karşıya kaldıklarıdır. Bu açılardan değerlendirildiğinde de en büyük sorunun insan kaynağını temin etmede yaşadıkları ortaya çıkmıştır.

Abstract:

The time-share system is one of the newest and fastest developing sectors in the international tourism market. In recent years,  many people have opted to buy time-share as an alternative to staying in  a hotel. The purpose of this research is to determine how the time-share systems are evaluated by the managers and to identify the problems related to the human resources in the operation of the system. For this purpose, in-depth interviews were conducted with the managers and / or owners of the 6 timeshare resort facilities operating in Afyonkarahisar. Manual assessments used the descriptive analysis technique to give the most specific citation to the participants' discourse. According to the results obtained, businesses are faced with the most human resource-related and sales and marketing-related problems, at least from contractual issues. When evaluated from this point of view, it has been revealed that the greatest problem lies in providing human resources.
