The present article starts from the central idea in the thesis of Salvador Rueda, which establishes that a sustainable city is a compact one, complex and diverse in uses, spaces and activities. From this premise, the work question shows the urban policies and the logics of real estate actors influence the densification processes of the housing stock in urban central areas. When these processes are lack of normative guidelines that guarantee a balanced development in the types of housing, this has repercussions on the distribution of the population in the territory and conditions their access to services and basic urban equipment. In order to frame the debate, the case of the central area of ”‹”‹La Plata was taken between 2004 and 2014, inquiring in the transformations of the housing stock and the logics of construction based on the concept of complexity and diversity.
