Bu çalışmanın amacı, Türkiye’de faaliyette bulunan gayrimenkul yatırım ortaklıkları (GYO) sektörü ile girişim sermayesi yatırım ortaklıkları (GSYO) sektörünün finansal performanslarını karşılaştırmakatır. Buna yönelik olarak, oran analizi yöntemi ve Türkiye’de faaliyet gösteren 32 tane GYO şirketi ile 7 tane GSYO şirketinin 2014-2019 dönemine ait yıllık yatırım, karlılık, sermaye yapısı ve borsa performans oranları kullanılmaktadır. Yapılan analiz sonucunda, genel olarak, gayri menkul yatırım ortaklığı sektörünün, girişim sermayesi yatırım ortaklığı sektörüne göre riskli yatırım oranının, uzun vadeli borç oranının, öz sermaye karlılık oranının, aktif karlılık oranının ve hisse başına kar tutarının daha fazla olduğu, buna karşın, öz sermaye oranının, fiyat/kazanç oranının ve piyasa değeri/defter değeri oranının daha düşük olduğu görülmüştür.
The aim of this study is to compare the financial performance of the sector of real estate investment partnerships (GYO) operating in Turkey with the sector of enterprise capital investment partnerships (GSYO). For this purpose, the rate analysis method and 32 GYO companies operating in Turkey and 7 GSYO companies are used annual investment, profitability, capital structure and stock exchange performance rates for the period 2014-2019. The analysis found that, in general, the non-profit investment partnership sector, the risk investment rate, the long-term debt rate, the capital profit rate, the active profit rate, and the profit amount per share, compared to the business capital investment partnership sector, were higher, but the capital rate, the price/profit rate and the market value/defter rate were lower.
