Goodwill adjustment is important issue in collective housing which build as site or cooperative. There isn't any procedure for goodwill adjustments. In this paper, for creating suitable procedure, the first was taken as a sample of all homes in the site where the valuation is done. Parameters determined according to the property of the selected collective site were scored and the housing prices were found specify according to variable rates of goodwill. The parameters selected as independent parameters, and the housing price per square meters which specify according to variable rates of goodwill and prices of valuation reports selected as dependent variables, multiple linear regression results were compared . As a result, price adjustments were found suitable and it was observed that price adjustments can be made in the amount of 50% and 75%. The 50% ratio appears to be a usable ratio when it is desired to bring a price adjustment that is close to the valuation prices.
