Abstract:

Valuation is often referred to as attribution of financial value in the measurement of social value. Urban green areas are places that create economic value for both themselves and their immediate surroundings. Urban green areas have positive effects on the real estate market. While the prices of houses near green areas are increasing, the prices of houses that have not in own garden or are not near the green area are lower. Economic and social values of urban green areas are ignored, although they have an positive impact on housing prices. Green spaces have generally been viewed as financial liabilities for local authorities. Urban green areas are one of the most important components in city management and cities’ development given its social, cultural and ecological functions and financial and economic aspects. How can the economically measurable value of the ecological, psychological, physical, social and cultural benefits provided by the functions of the green areas used by the city people be calculated? In this context, it is necessary to make a comparison between the cost of green areas and the social benefit it provides. In this study, benefits, valuation necessities and valuation methods of urban green areas have been explained.
