Konut memnuniyeti araştırmalarında genellikle anket uygulaması ve sonuçlarının değerlendirilmesine odaklanan çalışmaların varlığı dikkat çekmektedir. Ancak ankete dayalı bu çalışmaların mekânsal karşılıklarına yönelik modelleme eksikliği nedeni ile planlamada karar verme süreçlerine yönlendirici bir katkı sağlanamamaktadır. Bu çalışmada bulanık çok kriterli karar verme yöntemleri (Bulanık DEMATEL+Bulanık TOPSIS) kullanılarak, iki farklı TOKİ toplu konut bölgesinde konut memnuniyetinin değerlendirilmesine yönelik bir model oluşturulmuştur. Toplu konut bölgeleri arasındaki memnuniyeti etkileyen faktörler ve mekânsal karşılıklarına yönelik bulanık bir değerlendirme gerçekleştirilmiştir. Elde edilen sonuçlar ile her iki toplu konut bölgesi için geoistatistik analiz tabanlı ve Coğrafi Bilgi Sistemi (CBS) destekli karşılaştırılabilir konut memnuniyeti haritası oluşturulmuştur. Plan, tipoloji ve tasarım yaklaşımları aynı olan iki TOKİ bölgesinden Yenidoğan TOKİ bölgesinde konutlardan memnuniyet oranının %60 gibi yüksek bir oranda olduğu, buna karşılık İldem TOKİ bölgesinde ise memnuniyetin son derece düşük olduğu belirlenmiştir. Çalışma sonucunda konut memnuniyet düzeyindeki farklılığın temelde alanın yer seçimi üzerine odaklandığı, kent merkezi ile kurulan ilişkinin, ulaşım bağlantılarının güçlü etkenler olduğu gözlemlenmiştir.
The presence of studies focused on the application of the survey and the evaluation of the results in housing satisfaction studies is often attracted. However, due to the lack of modeling to the spatial responses of these studies based on the survey, a guidance contribution to the decision-making processes in planning cannot be provided. In this study, a model for the assessment of housing satisfaction in two different TOKİ collective housing areas has been created, using untouched multi-critical decision-making methods (Bulanık DEMATEL+Bulanık TOPSIS). A foolish assessment of the factors affecting the satisfaction between the mass residential areas and their spatial responses has been carried out. With the results obtained, a comparable housing satisfaction map was created based on geo-statistical analysis and supported by the Geographic Information System (CBS) for both collective residential areas. Planning, typology and design approaches are the same in the two TOKİ regions in the Yenidoğan TOKİ region, where the satisfaction rate of houses is as high as 60%, and in the Idem TOKİ region, whereas the satisfaction is extremely low. The study found that the difference in the level of housing satisfaction was mainly focused on the location choice of the area, the relationship established with the city center, the transport connections were strong factors.
