Türkiye’de konut sektörü, birçok şehirde günümüz teknolojik ve finansal gelişmeleri sayesinde oldukça dinamik bir piyasa yapısına sahiptir. Türkiye ekonomisinin performansında önemli bir yapı taşıdır. Hem arz yönüyle hem de talep yönüyle piyasanın birçok bileşeni vardır. Son yıllarda Türkiye'de konut piyasasında talepteki daralmaya bağlı olarak arz fazlalığı sorunu yaşanmaktadır. Bu çalışmada piyasanın talep yönüne odaklanılmış ve konut talebi hanehalkının sosyodemografik, ekonomik yapısı ve konutun nitelikleri dikkate alınarak mikro boyutuyla analiz edilmiştir. Konut tercihi, konutun hem mülk hem de kiralık olması ve piyasa değeri dikkate alınarak kategorik bir bağımlı değişken oluşturulup incelenmiştir. Multinomial Logit modeli kullanılarak analiz yapılmıştır. Ordu ili merkez ilçesinde yaşayan hanehalkından toplanan veriler kullanılmıştır. Analiz sonuçlarına göre konut lokasyonunda son on yılda nüfus artış hızı azalmışsa, hanehalkının yüksek fiyatlı mülk edinme olasılığı artmaktadır. Pahalı konutların yer aldığı mahalleler cazibe merkezi haline gelmektedir. Konutun genişliği, denize yakınlığı, doğalgaz imkanı gibi özellikler mülkte olsa kirada olsa yüksek bir fiyat ödemek için önemli bir nedeni oluşturmaktadır.
In Turkey, the housing sector has a very dynamic market structure in many cities thanks to today’s technological and financial developments. Turkey is an important structure in the performance of the economy. There are many components of the market both in supply and demand. In recent years, there has been a problem of supply excess due to the reduction of demand in the housing market in Turkey. This study focused on the direction of demand of the market and the demand for housing was analyzed in micro-dimensional, taking into account the socio-demographic, economic structure of the household and the properties of the housing. Housing preference is a categorically dependent variable created and studied, taking into account that the housing is both property and rental and market value. The analysis was made using the Multinomial Logit model. Data collected from the residents of the army or the central district. According to the results of the analysis, if the rate of population growth in the last decade has decreased in the housing location, the chances of households to acquire high-priced property are increasing. The neighborhoods where the expensive houses are located are becoming the attraction center. The width of the housing, the proximity to the sea, the possibility of natural gas are an important reason to pay a high price if it is in the property if it is rented.

This study has focused the demand side of the market and the demand for housing has been analyzed in a micro study by considering sociodemographic, economic condition of the household and housing attributes. The housing preferences have been examined considering both property-rent and market value and treated as a categorical dependent variable. Multinomial Logit model was used for the analysis. In this research, data were obtained from households residing in central district of Ordu. According to the results, in the last decade, the households are more likely to choose high priced property where the population growth rate has decreased in the location of residence. The locations with expensive residences are becoming a center of attraction. The attributes as the width of the house, the proximity to the sea, natural gas facilities are an important reason to pay a high price whether to own property or rent.
