Kiralık Konut Seçiminin AHP Tabanlı VIKOR Yöntemiyle Belirlenmesi: Çankaya Örneği

Kentlerdeki nüfus artışlarının yarattığı dinamizme ve inşaat sektöründe meydana gelen gelişmelere bağlı olarak insanlar kendileri için en uygun konutta oturmak eğilimindedirler. Bu çalışma da Ankara ilinde ikamet eden bir ailenin Çankaya’da kiralayacağı konut seçimi için belirlenen kriterlerin ağırlıklandırılması ve alternatiflerinin sıralanması çok kriterli karar verme tekniklerinden faydalanarak belirlenmiştir. Çalışmada konut seçimine etki eden 9 kriter belirlenmiş ve bu kriterlerin değerlendirilmesi için Emlakjet ve Zingat Emlak sitelerinden yararlanılarak 10 adet kiralık konut alternatifleri seçilmiştir. Bu kriterlerin kendi içindeki önem düzeylerinin tespiti için Analitik Hiyerarşi Süreci (AHP) tekniği kullanılmıştır. Alternatiflerin en uygun şekilde kriterlere göre sıralanması içinde VIKOR yöntemi uygulanmıştır. AHP tekniğine göre seçilen 9 kriterden en önemlileri sırasıyla evin fiyatı ve büyüklüğü ve güvenlik olurken, en önemsiz kriterleri ise sırasıyla iç güzellik, manzara ve evin cephesi olmuştur. VIKOR ile değerlendirilen alternatifler içinden en iyi alternatifler sırasıyla yedinci, üçüncü ve dördüncü alternatif olarak olurken, en kötü alternatifler ise sırasıyla sekizinci ve altıncı alternatif olmuştur.

Rental Housing Selection by AHP Based VIKOR Method: Chankaya Example

Abstract:

Depending on the dynamism and developments in the construction sector created by the growth of the population in cities, people tend to sit in their own accommodation. This study has also been determined by the use of critical decision-making techniques to emphasize the criteria for the choice of housing that a family residing in the province of Ankara will rent in Chankaya and the classification of alternatives. The study identified 9 criteria affecting the choice of housing and 10 rental housing alternatives were selected using the real estate and Zingat real estate sites for the assessment of these criteria. The analytical hierarchy process (AHP) technique has been used to identify the importance levels within these criteria. Alternatives are classified according to the criteria and the VIKOR method is applied. The 9 criteria selected according to the AHP technique are the price and size of the house and safety, while the unimportant criteria are the interior beauty, the landscape and the front of the house. The alternatives assessed by VIKOR are the seventh, third and fourth alternatives, while the bad alternatives are the eighth and sixth alternatives, respectively.
