Yeşil binaların taşınmaz değerleme açısından ele alınması ve uluslararası yeşil bina sertifika sistemleri kapsamında değerlendirilmesi amacıyla hazırlanan çalışmada, dünyada en çok kullanılan ve kabul gören LEED sertifika sistemi ele alınarak, söz konusu sisteme göre Türkiye’de altın ve platin sertifika düzeylerinde derecelendirilmiş iki adet bina incelenmiştir. Sahip oldukları sertifika kategorilerinin kriterleri kapsamında ele alınan her iki binanın, yeşil bina olmalarından kaynaklanan farklılıklarının taşınmaz değeri üzerindeki etkileri tartışılmıştır. Çalışma sonucunda; yıllık enerji tasarruf miktarlarına göre hesaplandığında, LEED yeşil bina sertifikalandırma sisteminden kaynaklanan ilave yeşil değerin, altın sertifikalı binada 242 $/m² ve platin sertifikalı binada ise 255 $/m² olabileceği tahmin edilmiştir.
In the study prepared with the aim of addressing green buildings from the point of view of immobile assessment and evaluation within the framework of the international green building certification systems, the world’s most used and accepted LEED certification system, according to the system in question, two buildings in Turkey have been studied at the level of gold and platinum certification. The effects of the differences arising from the green building of the two buildings addressed within the framework of the criteria of the certificate categories they possess have been discussed on the immovable value. According to the study, the added green value resulting from the LEED green building certification system is estimated to be $242/m2 in gold-certified buildings and $255/m2 in platinum-certified buildings.
