Ulaşım sistemlerine yakınlık ve ulaşım modlarının entegrasyonu, gayrimenkulün değeri ve kullanım olanaklarını etkilemektedir. Gerek ulaşım yatırımlarının yapılması, gerekse yerleşim ve konut politikalarının oluşturulmasında, ulaşım projesinin gayrimenkulün değerine etkisinin yönü ve etkinin büyüklüğünün bilinmesi önem taşımaktadır. Bu çalışmada raylı sistem projelerinin konut değerleri üzerine etkisi, örnek proje alanında (Ankara M4 Keçiören Metro Hattı güzergâhında) yapılan saha çalışmalarının sonuçlarına göre irdelenmiştir. Bu çalışmada, sistematik ve tabakalı örnekleme yöntemi kullanılarak örneklem uzayından örnek olarak 698 konut seçilmiştir. Konut sakinlerine metro hattının açılışının gündeme geldiği ve metronun açıldığı zamanlarda konutların satış, kira ve aidat değerlerine ilişkin sorular yöneltilmiş ve ayrıca emlak ofisleri ile de görüşme yapılarak toplanan verilerle kontrol işlemi gerçekleşmiştir. Saha çalışmalarının sonuçlarına göre metro hattının inşa edilip işletmeye açılmasından sonraki dönemde konut satış değerlerindeki artış oranının %17,40 ve kira parasında artışın ise %13,19 olduğu ve iki göstergede de artışın aynı düzeyde olduğu gözlenmiştir. Aynı zamanda metro yapılacağı gündeme geldiğinde konut satış değerlerindeki artış beklentisinin metro yapıldıktan sonra karşılandığı da görülmüştür. Proje düzeylerinde ulaşım yatırımlarının gayrimenkul değerlerini ne ölçüde etkilediğinin politika yapıcılar tarafından bilinmesi, yatırımın kent ve bölge ekonomisine katkısı ve yatırım kararlarının ekonomik analizi ve yapılabilirliğini etkilemesi yönünden önem taşımaktadır.
The integration of proximity and modes of transport to transport systems affects the value and usability of the real estate. It is important to realize transport investments, to establish settlement and housing policies if necessary, to know the direction of the impact of the transport project on the value of the real estate and the size of the effect. In this study, the impact of rail system projects on the housing values is calculated according to the results of the field work done in the sample project area (Ankara M4 Keçiören Metro Line route). In this study, 698 houses were selected as a sample from the sample space using the systematic and layer sampling method. The housing inhabitants were addressed when the opening of the metro line came to the agenda and when the metro was opened; questions about the sales, lease and aid values of the housing were addressed and the control process was carried out with the data collected by negotiating with the real estate offices. According to the results of the field studies, the rate of increase in the sales values of housing in the period after the construction and opening of the metro line was 17.40% and the rate of increase in the rental was 13.19% and the rate of increase in both indicators was at the same level. Also, when it comes to the agenda for the metro to be built, it has also been seen that the expectation of the increase in the sales values of housing after the metro was made. It is important for policy makers to know how much transport investment affects real estate values at project levels, to contribute to the urban and regional economy, and to influence the economic analysis and viability of investment decisions.
The proximity of transportation systems and its integration of transportation modes affect the value and usage of real estate. It is important to know the direction and magnitude of the impact of the transportation project on the value of real estate in order to make transportation investments and to formulate settlement and housing policies. In this study, the effect of the rail system projects on the residential property value was examined according to the results of the field studies conducted in the sample project area (Ankara M4 Keçiören Metro Line route). In this study, 698 residential properties were selected from the sample area by using systematic and stratified sampling method. In the case of the opening of the metro line comes to the effect from the agenda and the after opening the metro line, questions regarding the sales, rent and service charge of the residential properties were asked to the residences and the data were controlled after interviewed with real estate offices. According to the results of the field studies, it has been observed that housing sales were increased 17.40% and rent were increased 13.19% and both indicators were increased same level in the period after the construction and operation of the metro line. At the same time, it has been observed that the expectations of the increase in the value of housing sales were met after the the subway construction came to the agenda. It is important for policy-makers to know about what extent of impacts of transportation investments at the project levels affect the real estate values, the contribution of the investment to the city and regional economy, and the economic analysis in investment decisions and its impact on feasibility.
