Özet:

The aim of this study concerning GYOs is to measure the financial performance of GYOs that are traded on the stock exchange in Turkey between 2013 and 2017. The measurement is made by the method of TOPSIS. To increase the weight of the values determined by TOPSIS, the AHP method was used. At the end of the study, the performance rankings of the industry and the industry in the years of study were obtained. When the results are scored, it appears that GYOs with low debt rates, self-funded or continuous capital amounts and high real estate portfolios are ranked top in their performance rankings. However, in the years of public supply, it is seen that less risky transactions under the portfolio limits brought by public supply are positively reflected in the balance sheets of GYOs. In addition, it has been found that the net profit and net sales figures of the GYO companies that have increased as a result of the completion of the housing projects and the presentation to the sale have also increased in performance rankings.

The aim of this study regarding the REIT, between the years 2013-2017 is to measure the financial performance of publicly traded REITs in Turkey. Measurement was done by TOPSIS method. When the results are analyzed, it can be seen that GYOs, which have low debt ratios, shareholders' equity or continued capital and real estate portfolio, are at the top of the performance ranking. However, in the years when they were offered to the public, it was observed that the less risky transactions under the portfolio restrictions introduced by the public offerings positively reflected the balance sheets of REITs. In addition, as a result of the completion of the housing projects, net profit and net sales figures have increased in the ranking of the performance of the rising REIT companies.
