Türkiye’de konut fiyatları ekonomik ve demografik faktörlerden oldukça etkilenmektedir. Buna bağlı olarak serbest piyasalarda konut fiyat faktörü, konut arzını ve talebini etkilemesi açısından önemlidir. Türkiye’de konut fiyatları ile arzı arasındaki ilişkinin pozitif yönlü olması beklenirken, konut fiyatları ile talebi arasındaki ilişkinin negatif yönlü olması beklenilmektedir. Konut fiyatlarındaki farklılaşmalar ise konut talebi ve arzı üzerindeki etkilere bağlı konut fiyatlarında yukarı ya da aşağı yönlü bir hareket oluşturmaktadır. Bu araştırma makalesinde, konut fiyatlarını etkileyen ve dengeli panel verilerinden oluşan ekonomik ve demografik faktörler belirlenmeye çalışılmıştır. Bu amaca yönelik olarak konut fiyat modelleri ile yapay sinir ağları modeli incelenmiştir. Grup içi tahmin yönteminin bazı bulgularına göre konut talebinin, konut kredi faiz oranının, fiyat düzey endekslerinin, mevduat faizinin, Avrupa para biriminin, külçe altın yatırımının, kentleşme oranlarının, hane halkı otomobil sayısının ve toplam çevresel harcamalarının konut fiyatı üzerinde anlamlı etkileri olduğu görülmüştür. Ayrıca bu araştırma, konut fiyat ve yapay sinir ağları modellerinin dengeli panel verileri ile incelenmesi açısından özgün bir araştırma niteliği taşımaktadır.
In Turkey, housing prices are highly influenced by economic and demographic factors. Accordingly, in the free markets, the housing price factor is important in terms of affecting the housing supply and demand. In Turkey, the relationship between housing prices and supply is expected to be positive, while the relationship between housing prices and demand is expected to be negative. Differences in housing prices are a move up or down in housing prices due to the effects on housing demand and supply. In this research article, we tried to identify economic and demographic factors that influence housing prices and consist of balanced panel data. For this purpose, the model of artificial nerve networks has been studied with housing price models. According to some findings of the group estimate method, the housing demand, the housing loan interest rate, the price level indicators, the deposit interest rate, the European currency, the gold investment, the urbanization rates, the number of housing cars and the total environmental spending have a significant impact on the housing price. This research is also an original research in terms of the study of housing prices and artificial nervous networks models with balanced panel data.
