Abstract:

Urban transformation phenomenon stands out as a significant tool in the planning, design, and reproduction of urban areas. The urban transformation mechanism, which is considered as an important opportunity in the redesign of the space, takes place on a geographical space. In fact, human beings have always tried to change and transform the places they live in as far as geographical environmental conditions have allowed. In this context, urban geography, which plays an important role in the geographical analysis of urban areas tries to explain the interaction of human and space in terms of urban morphological approach through urban transformation phenomenon in this study. Urban morphological approach is a perspective that urban geography has introduced to the world of science. In this direction, the research area has been examined considering one of the main elements of urban morphology under the title of land use, street-avenue system, and residential areas. Within this context, a qualitative method was used in the study. As a matter of fact, this study aimed to examine the urban transformation practices in Ataevler, where there were buildings that have exhausted their economic life and lost their resistance to time. These implementations did not arise from any urban infrastructure, but they are carried out as urban renewal activities involving the land-based transformation of old-worn-tired buildings. In this context, together with the urban renewal activities on the land, the building stock was increased, and this situation was associated with the effects of urban rent. Moreover, it was understood that the inward residential buildings in the area were demolished and they were replaced by modern houses which appeared as enclosed multi-storey residential areas. Finally, a number of changes in the demographic characteristics of the population in the area have been identified with thes multi-storey residential areas built by demolishing the existing building stock.
