Sadece gelişmiş değil, Türkiye gibi gelişmekte olan ekonomilerde (GOE) de uzunca bir süredir inşaat ve gayrimenkul sektörlerinin ekonomideki ağırlığı artmaktadır. Özellikle 2000’li yıllardan itibaren GOE’ye yönelen kısa vadeli yabancı sermaye akımları sonucunda artan arsa ve konut fiyatları ile birlikte inşaat sektörünün finans kesimi ile ilişkileri daha iç içe geçmiştir. Bu süreçte bir dizi finans dışı şirket (FDŞ) de bu sektörlere yatırım yapmıştır. Bu çalışmada temel amaç Türkiye’de çeşitli sermaye gruplarının ve FDŞ’nin Gayrimenkul Yatırım Ortaklığı (GYO) biçiminde bu alana nasıl ve neden yöneldiklerini ortaya koymaktır. Çalışmanın temel önermesi bu yönelişin ardında Türkiye ekonomisinin dünya pazarıyla artan bütünleşmesinin bağımlı niteliği nedeniyle ortaya çıkan kur riski ve artan finansman maliyetleri ile baş etme çabasının yattığıdır.
Not only developed, but also in developing economies like Turkey (GOE) for a long time the weight of the construction and real estate sectors in the economy has increased. Especially since the 2000s, due to the short-term foreign capital flows towards GOE, the increasing land and housing prices have made the relations with the financial sector of the construction sector more intrinsic. In this process, a number of non-financial companies (FDŞ) have also invested in these sectors. The main objective of this study is to show how and why the various capital groups in Turkey and the FDŞ in the form of the Real Estate Investment Partnership (GYO) are addressed to this area. The main suggestion of the study is that behind this direction is the effort to cope with the increased cost of financing risks that arise due to the dependent nature of the increasing integration of the Turkish economy with the world market.
