Mortgage Finansman Sistemi ve Türkiye’de Mortgage Kredisi ile Ev Satın Almanın Karlılık Analizi

The aim of this study is to analyze the profitability of buying a house with a mortgage loan in Turkey. In the analysis, realized annual interest rates, inflation rates, rent payments for the period 2009-2019, and the values of the house in 2009 and 2019 are used. A net benefit analysis is made by comparing the benefit of buying a house with a mortgage loan and rent payments. This study also includes the comparison of my article titled "When is it profitable to buy a house like paying rent", based on estimated values in 2008, by reanalyzing it over real values. As a result of the analysis, It is understood that buying a house with a mortgage loan in Turkey during the 2009-2019 period provides great benefits against being a tenant.
